Construction
Management is a ‘Team” approach to facility design and construction.
As the CM we are typically hired during the schematic design phase. We
are teamed from the beginning of the program with the Architect-Engineer,
there is an opportunity to accelerate the Design-Bid-Build process by
performing the work in several phases—an approach called phased
or "fast-track" construction. When design and construction activities
are overlapped, the total project duration is shortened.
In the construction management approach the CM reviews the documents for
constructibility, phasing, and value engineering at several points in
the design process. This allows the Architect to revise the design to
improve constructibility or to add value early in the process and long
before bids are received.
The construction management approach allows us the opportunity
to participate in the design process and provide valued insights into
construction of the building.
